Why Are We Called Prestige?


We took a lot of care choosing a name for our business, we are not called Prestige by accident.
Allow me to explain:
P – Property on the Silver Coast, a product we truly believe in.
R – Reasonable prices. You still get great value for money on the Silver Coast when compared to other holiday destinations such as Spain.
E – Experience. We have many years experience during which time we have established ourselves as one of the leading agents on the Silver Coast.

Property Investment tips (Part 2)

Portugal is an investors paradise . It is an established and well known tourist destination yet is also hugely popular with the holiday home buyers and the retirement community due to its easy access and year round good weather . Obviously as an investor there are three important points to consider when weighing up the merits of any real estate opportunity . 1) Value for money , location , quality etc . 2) How do you intend to service the running costs during the hold period of the investment ? 3) How do you intend to realize your investment , the all important exit strategy .

It is simple to invest wisely in property if you approach it logically and do your homework . Make sure to purchase a property that is appealing to holiday makers (for rental returns) so that you can service the costs of the property during the growth period but also make sure that it is a property which in the future will be appealing to potential buyers , for example think about buyers who would like a retirement property to spend the winter months . It is this profile of client who will have the most to spend on an overseas property in the future as they will have benefited from the 90s – mid 2000 property boom in the UK and Ireland on their residential property . Many of these people will end up downsizing at home and buying an overseas home with the left over funds .

You should be asking yourselves the question where in Portugal offers the best investment potential today ? Well there are certain areas in the Algarve that are indeed interesting such as the Eastern Algarve , more so because it is not a heavily developed as other areas of the Algarve and prices are more realistic . The real winner however is the SILVER COAST region of the country , located just 40 minutes drive from Lisbon this area boasts some of the most beautiful beaches in Europe , one of the lowest costs of living in Portugal and high quality low density development which is still in keeping with traditional Portuguese design .

Property investment tips


Real Estate is still the number 1 investment vehicle available to everyday people. The key is to invest when the cycle is at its lowest rather than at the peak. It is an investment which we can manage ourselves and has the security of being a “Tangible Investment” unless of course you buy in Florida and a hurricane takes your investment away but then of course that is what insurance is for.

There is no other investment vehicle out there that places the investor in the same favorable position as real estate does. Where else can you place a deposit down for just a percentage of the investment value yet still maintain earning capability on 100% of the investment?

Over the past 30 years returns on property in Portugal have far exceeded worldwide averages although past data shows stable and moderate growth averages in Portugal of between 4% - 6% per year. Obviously there are certain areas of the country that saw “micro booms” such as some of the resort towns of the Algarve which experienced up to 15% growth per year yet this is not reflective of the country as a whole . Overseas buyers were to blame for this and these areas have now reached their peak years before they should have. (Obviously not the place to invest now so)

The current international market situation means that there has never been a better time to invest in Portugal. Interest rates are at a record low, there is an opportunity to secure fantastic property deals well below peak value and local banks are still very willing to finance property purchases. Today’s market is an incredible investment opportunity for the savvy investor.

When thinking of which market to invest in, we must arrive to certain conclusions:
What is the risk level we are prepared to take? Why are we investing in a particular country? Which part of the chosen country are we going to invest in? And are we looking for capital growth or rental returns or both?

Increased summer rentals on the Silver Coast


The summer is drawing to a close and it has been a busy one for the people at Silver Coast Hospitality. Figures have shown more rentals this year compared to last year and the apartments rented out by the local company have been fully booked since mid June proving that the Silver Coast, especially São Martinho do Porto, remains a popular holiday destination for visitors from all over Europe and the UK despite current economic conditions.


The hard working ladies at SCH are now enjoying some time off before the Christmas break and next year’s summer promises to be even better with the addition of some beautiful new detached villas near Bom Successo and Praia d’El Ray golf and some luxury attached villas with breathtaking views if São Martinho bay, not to mention the amazing Colina da Nazare, a development in the heart of Nazare with luxury apartments and a pool on the roof.

All of these developments are for sale as well which gives buyers the opportunity to make a solid investment in the fastest developing region in Portugal.
